Churchill Gateway II will offer one-, two- and three-bedroom residences for individuals and families earning between 30% and 60% of the Area Median Income (AMI). Together, both phases of The Davis, totaling 122 units, support the city’s broader effort to revitalize the East 105th Street corridor and expand housing access near University Circle – one of the region’s major employment and healthcare hubs that includes University Hospitals and the Cleveland Clinic.

“Churchill Gateway II builds on the success of The Davis, repurposing an underutilized site into a vibrant multifamily community. With well-designed homes, thoughtful planning and easy access to transit, this next phase will help connect more families to health and wellness resources, and strengthen Glenville’s economic resilience for the long term,” said Aaron Pechota, Executive Vice President of Development at The NRP Group. “Our mission is grounded in expanding access to high-quality, affordable housing across the U.S. As a Cleveland-based company, we are proud to work alongside city officials to deliver best-in-class, amenity-rich housing to residents in the city we call home.”

Located at 10700 Churchill Ave., Churchill Gateway II is being constructed on the former Harry E. Davis Elementary School site. Both the school and the new development are named in honor of Harry E. Davis, a Cleveland native who served four consecutive terms in the Ohio House of Representatives, became the first African American member of the Cleveland Civil Service Commission and later served as an Ohio State Senator. The area is part of Cleveland’s Neighborhood Transformation Initiative, a citywide effort to spur sustainable and equitable growth, support wealth building and stabilize historically disinvested neighborhoods.

“As a longtime advocate for investment in Glenville, I’m proud to see continued progress with the groundbreaking of Churchill Gateway II,” said Cleveland City Councilmember Kevin Conwell. “Residents here deserve to live in safe, high-quality homes with direct access to jobs, healthcare and schools. Churchill Gateway II delivers on that promise and serves as a testament to what’s possible when public, private and nonprofit partners work together.”

In partnership with the May Dugan Center, a Cleveland-based nonprofit that supports immigrants and underserved families, Churchill Gateway II will include community outreach to help prospective residents access housing and support services. The collaboration is part of a state-funded initiative aimed at improving housing access for newcomers to the region.

“The need for safe, modern housing is especially vital for those navigating new beginnings,” said Andy Trares, Executive Director of The May Dugan Center. “We’re proud to partner with NRP on The Davis II and look forward to helping residents build roots and resilience through access to housing, services and a welcoming community.”

Residents of Churchill Gateway II will have access to amenities including a community room, fitness center, playground and clubhouse. The building’s location also offers convenient access to programs and services at the University Hospitals Community Wellness Center located at The Davis. These offerings include financial literacy workshops, healthy cooking demonstrations, workforce readiness support and an on-site food pantry.

Situated in Cleveland’s Glenville neighborhood, Churchill Gateway II also benefits from its close proximity to University Circle, home to Case Western Reserve University, the Cleveland Museum of Art, the Cleveland Museum of Natural History and dozens of shops, restaurants and grocers.

Development and financial partners include KeyBank, the City of Cleveland and the Ohio Housing Finance Agency, with support from Low-Income Housing Tax Credits. The four-story building, planned by MA Design, will rise directly north of the original Davis Apartments.

Construction is underway with delivery anticipated in 2026.
