SAN DIEGO--(BUSINESS WIRE)--Apr 1, 2025--

BrandView Asset Management has successfully directed the sale of Genesee Park Apartments, a 192-unit apartment community in San Diego, to American Assets Trust for $67.9 million. The same family owned and maintained the property for over 40 years.

BrandView Asset Management (“BAM”) is the asset management and advisory division of BrandView Inc. BAM was engaged one year before the sale to evaluate value enhancement alternatives and execute a strategic asset plan aligned with the ownership’s goals. CBRE represented the Seller in the transaction, which closed on February, 28, 2025.

The Genesee property, which contains excess land and sits in a prime San Diego location, was well-maintained but had not seen recent upgrades. “This opened the door for a new owner to add value in multiple ways,” said Babak Ziai, Founder and Managing Principal, BrandView Inc.

BAM specializes in helping generational and long-term owners unlock property value throughout the ownership cycle, from asset turnarounds to maximizing sale value and long-term asset appreciation. “Strategic asset management is about identifying where value can be unlocked—and executing on that vision through disciplined planning and execution,” said Ziai. “It was an honor to guide the owners through a legacy-defining sale that preserved the family’s history while maximizing value.”

BrandView Inc. operates through two complementary divisions: BrandView Capital Partners, which invests in and operates retail and mixed-use assets, and BrandView Asset Management, which provides strategic advisory and execution support to generational property owners. BrandView applies the same value enhancement strategies to advisory engagements as it does to its own portfolio. For owners not looking to sell, BrandView helps increase the value of “untouched, underutilized assets in neighborhoods that we all want to see improved,” said Ziai.
